Experience

  • Strong knowledge of building systems, maintenance, and safety regulations.

  • Proficiency in computer software for facility management and reporting.


Responsibilities & Context

Seeking the position for the Largest Experience mall in Chattogram named Meridian Kohinoor City, a project of Meridian Holdings. This position is responsible for the overall maintenance, safety, and functionality of the mixed used shopping mall. This includes managing building systems, ensuring compliance with safety regulations, overseeing vendor contracts, and providing a clean, secure, and operationally efficient environment for tenants and visitors.

Responsibilities:

  • Supervise daily operations of the mall's infrastructure, including HVAC, VRF, plumbing, elevators, lifts, escalators, lighting, fire systems, and electrical systems.

  • Ensure all building systems are functional and maintained to high standards.

  • Implement preventative maintenance schedules to reduce breakdowns and extend equipment life.

  • Manage contracts and performance of third-party vendors (cleaning, security, landscaping, pest control, garbage management etc.).

  • Oversee service level agreements (SLAs) to ensure quality and timely service delivery.

  • Evaluate and select vendors in consultation with procurement or operations teams.

  • Ensure compliance with all local laws, health & safety regulations, and fire codes.

  • Conduct regular safety audits, drills and risk assessments.

  • Prepare for and coordinate responses to emergencies such as power outages, fires, or severe weather.

  • Develop and manage the facility maintenance budget.

  • Monitor utility usage and implement energy-saving initiatives.

  • Track and reduce operational costs without compromising safety or service quality.

  • Coordinate with tenants for maintenance support and issue resolution.

  • Ensure minimal disruption to tenants during repair or renovation work.

  • Support onboarding of new tenants from a facilities perspective (e.g., fit-outs, approvals).

  • Maintain accurate records of maintenance activities, inspections, and asset performance.

  • Prepare reports for senior management on facility performance, incidents, and planned improvements
